LikedStayed here 27-30 Aug 2026 to attend the fringe and celebrate my husband's 50th birthday. The room was fantastic, luxurious, had everything we needed. It is a small establishment and there is not a 24 hour reception but this was not an issue at all as everything was catered for and we knew how to contact someone if there was a need. The location was fantastic, backing on to Calton hill, beside a fabulous shopping centre, 7 minute walk from tram to airport and about 10 minute from train station. We ordered breakfast one morning and it was a break-feast! A real treat, every item was delicious, a lot of care and attention went into the preparation and delivery. The bed was the most comfortable - best nights sleep!

LikedA beautiful property and only a short walk away from the heart of Edinburgh. The room was big, spotlessly clean and extremely well equipped. The staff are warm, friendly and very attentive. I cannot fault this hotel

DislikedAs it is a traditional building there is no lift so it might not be ideal for anyone with mobility issues

LikedThe property was first class, our room was just amazing with a huge bathroom, stand alone bath, huge shower, and 2 washbasins. Lovely toiletries and the usual robes etc. the bed was enormous and so comfortable and the bedding luxurious. There were so many lovely touches and extras, we felt we were in a 5 star room. The member of staff, Blythe, who looked after us, was so friendly and helpful. We didn’t actually eat there or have breakfast as we were at the fringe festival and always out doing something, but it did look absolutely amazing, A Michelin star restaurant with a gorgeous taster menu. The mini bar was as well stocked as you could ever wish for, with a huge range of drinks and champagne, and on the landing there was always ice and buckets available, fresh drinking water, and sweets to help yourself to. The location was lovely with great views, and we did have to get taxis into where we wanted to be, but it was only about 15-20 mins to walk into town. We felt thoroughly spoilt and would definitely go back there again.

DislikedThis isn’t the fault of the property, but I had to use the stairs to get to my room on the 2nd floor as there was no lift, but it’s a listed building so can’t have a lift. I have arthritis so it was a struggle for me, so it’s something to be aware of. Also on arrival we were asked if we wanted housekeeping, i.e. fresh towels and bed linen, and if so on which day, I just thought for a 5 star property that would have been automatically included. We asked for fresh towels on day 2. I assumed at the very least the bed would be made every morning and fresh coffee cups put in the room, but when we came back after a long day out the bed wasn’t made and still had dirty cups from the morning. However, now we know how the system works we would still go back there without hesitation!

LikedGreat rooms, but no lift and has three floors, but if you can handle the stairs rooms are very good.

Dislikedon the third floor and we booked lower ground apartment but had to be moved.

LikedSince there are only 4 rooms im the building, there is no crowd and you end up getting the undivided attention of the receptionist. Location is perfect as is it near the St. James mall and about 12 minutes from Princes Street and the old town.

DislikedNot having an elevator. This will be a challenge for thos with heavy and big baggages.
